Renting out someone else's property for them is regulated activity in Florida, and managed dwellings also need a DBPR vacation rental licence. We check whether a property can legally be let short-term before we list it — including association rules and local minimum stays — because finding out afterwards is expensive. We are not a law firm and give no legal advice on evictions or guest disputes.
That is the first thing we check, before anything else. Zoning, condominium or homeowners association rules and local ordinances all matter, and some areas set minimum stays or prohibit it outright.
